Every civil engineering project comes with its own complexities. For this development, the property initially consisted of two large houses that needed to be carefully cleared. The Liber Civils team managed both the site clearance and the underground civil works, creating a clean foundation for the new luxury complex.

In addition, our engineers worked closely with the local municipality to reroute municipal services and ensure seamless utility connections for the new development. By collaborating with city officials and the surrounding community, we were able to minimise disruption in this busy part of Bryanston, maintaining both efficiency and good neighbourliness throughout the project.

Advanced Stormwater Reticulation and Stormwater Management

One of the most critical engineering aspects of this project was the design and installation of an advanced stormwater management system. The site is located at the base of a slope, making it vulnerable to stormwater runoff from higher-lying properties during Johannesburg’s heavy rainy seasons.

To prevent flooding and long-term structural damage, the Liber Civils team installed a full underground stormwater reticulation system complete with an attenuation tank.

This tank is a key component of the drainage infrastructure, temporarily storing excess water during peak rainfall and releasing it at a controlled rate into the municipal stormwater network. By regulating flow, the system reduces pressure on city infrastructure while protecting the new development from waterlogging and erosion.

In addition, the project made use of Liber Grids, our patented, heavy load-bearing, lock-in drainage grid system. Liber Grids rapidly disperse stormwater, prevent surface pooling, and enhance overall site safety, further strengthening flood resilience.
